Two buyers, working with two different agents, could pull comparable listings this week: a four-bedroom lakefront home in WildBlue listed near $1.6 million, and a four-bedroom lakefront home in Miromar Lakes listed near $1.65 million. Same bedroom count, same lake view, same general stretch of Corkscrew Road corridor between Fort Myers and Naples. On paper, it looks like the same purchase with a different address.

It isn't. One of those buyers is about to become a bondholder in a local government district. The other is about to buy a membership in a private club. Both facts show up nowhere on the listing sheet, and both change what the home actually costs to own and what kind of life it lets you live once you're in it.

The Bond You Inherit vs. the Club You Join

WildBlue sits inside a Community Development District, a special-purpose unit of local government created under Florida law to finance the roads, lakes, and amenity infrastructure that made the 3,500-acre community buildable in the first place. The district's FY2026 adopted budget sets annual on-roll assessments from $2,723.44 for a 52-foot homesite up to $5,283.91 for a 140-foot homesite, a range of roughly $227 to $440 a month, billed alongside property taxes rather than as a separate check. That figure sits on top of separate HOA dues that cover club operations and deed-restriction enforcement. Two homes that look identical in a listing photo can carry meaningfully different annual costs depending purely on lot frontage, a detail the price per square foot never surfaces.

Miromar Lakes runs on a different model. Buyers pay a one-time mandatory club fee of $10,000 plus a $250 capital fee at closing, then quarterly master dues of $2,300 in 2026, which works out to $9,200 a year. That covers television, internet, security monitoring, landscaping of common areas, and access to tennis, pickleball, both restaurants, and the beach club. Miromar also carries its own CDD assessment layered into the annual tax bill, separate from the club dues.

The practical difference is what happens to that money over time. A CDD's debt-service portion is designed to retire once the bonds are repaid, leaving only a smaller ongoing maintenance assessment. A private club's quarterly dues don't sunset. They're the price of admission for as long as you own the home, and they rise with the club's operating costs rather than a repayment schedule.

What "Optional" Actually Costs

Miromar Lakes markets its Arthur Hills-designed championship golf course as a signature amenity, but membership is deliberately separate from the master dues and entirely optional. That distinction matters for a buyer who wants the beach club and the address without the country-club commitment. It matters less if golf is the reason you're looking at Miromar in the first place, because the number isn't fixed the way a CDD budget is. Sources citing club terms between 2024 and 2026 put initiation for the Arthur Hills course anywhere from $100,000 to $150,000, with annual dues starting above $15,000, and one 2024 figure specifically listed initiation at $140,000 with $16,500 in annual dues. That range is the point: golf membership pricing at a private club moves with the club's own decisions, not a published fiscal-year schedule, so the number you're quoted on a tour should be confirmed again before you write an offer.

WildBlue skips this decision entirely because there's no golf course on the property. The community's amenity investment went instead into an 8,500-square-foot Sports Club with an exercise room, spinning studio, and yoga room, paired with a 21,813-square-foot Social Club designed by Clive Daniel Hospitality, featuring AZURE Bar & Restaurant and Splashes Bar. Architect David Humphrey, whose portfolio includes the Players Club & Spa at Lely Resort and the Bay Colony Beach Club, designed the amenity campus on a 20-acre peninsula overlooking WildBlue Lake. Six tennis courts and eight pickleball courts round out the recreation footprint. It's a fitness-and-social lifestyle built around the lake rather than a golf-first model, which is the correct comparison to draw if you're deciding which club fee you'd rather pay: one for a course you may or may not use, or none at all.

The Water Isn't the Same Amenity in Both Places

"Lakefront" means two different things once you look at the rules governing what you can put on the water.

WildBlue's lakes carry specific limits: powerboats capped at 26 feet in length and 250 horsepower, no personal watercraft permitted on Lake South, and a two-slip maximum per household. Private docks are only allowed on Lake North and Lake South, not on the community's other lake tracts or surface water management areas, and every dock has to match one of five approved layouts with architectural review approval before construction. It's a genuine boating community, but a regulated one, with the covenant language written to protect water quality and shoreline stability across roughly 872 acres of freshwater lake.

Miromar Lakes centers on a single 700-acre lake, Lake Como, framed by three miles of private white-sand beach. The amenity package leans on two marinas with boat concierge services, including fueling, along with powerboats, paddleboards, sunset cruises, and fishing guides available through the club rather than exclusively through private dock ownership. Some newer neighborhoods, like San Lorenzo, are built specifically around private and shared boat docks along the beach and lake frontage. Neither community connects to the Gulf. Both are freshwater systems, but WildBlue's model puts the boat in your own backyard within a defined rulebook, while Miromar's model layers a resort marina service on top of the properties that do have private dock access.

Where Each Community Is Building Next

WildBlue's amenity campus is essentially complete. The Sports Club and Social Club installation wrapped in 2024, and the community's roughly 1,096 single-family homes sit across two subdivisions, WildBlue and Vista WildBlue, built out by Lennar, Pulte, Stock, and WCI with prices spanning from the $400,000s to more than $4 million for custom estate lots.

Miromar Lakes is still expanding. Three new neighborhoods launched in 2024: Positano, a beachfront estate collection priced from roughly $6.7 million to $8 million depending on the source and homesite; Messina, golf-course villas starting at $2.9 million; and Nerano, coach homes that opened near $1.1 million in 2024 and are listed starting near $1.2 million in 2026 marketing materials. Miromar Lakes' own analysis of Florida Gulf Coast MLS data, published in mid-2026, points to tightening active inventory and rising showings per listing across the broader Estero corridor, a pattern the developer frames as evidence that the area is absorbing new luxury supply faster than it's adding it.

The Number That Should Change How You Read Both Median Prices

Here's the figure that complicates the assumption that a higher price always means slower absorption. In a year-end review of the 2025 Southwest Florida market, WildBlue closed 65% of its listings despite carrying a $1.56 million median price, a stronger absorption rate than Lexington Country Club posted at 45% with an average of 161 days on market. Price alone didn't slow WildBlue down. That's the same lesson the fee comparison above is pointing to: the sticker number on a listing tells you almost nothing about the total cost structure or the demand dynamics underneath it.
